Attic Clean Up in Toronto & the GTA
When wildlife occupies an attic, they do not simply pass through. Raccoons use a concentrated area as a latrine — defecating in the same corner repeatedly until the fecal accumulation is substantial. Squirrels cache food in insulation and compress it with nest building. Mice run established trails through loose fill insulation, urinating continuously along those paths. The result is insulation that is no longer performing to its rated R-value, a contamination load that poses a real health risk, and in some cases structural staining or wood damage beneath the soiled area.
Raccoon roundworm (Baylisascaris procyonis) is present in raccoon feces and its eggs are environmentally resilient — they can survive in soil and insulation for years and are not killed by most common disinfectants. Hantavirus is associated with rodent urine and droppings. Attic cleanup for either of these species requires respiratory protection, full PPE, and controlled removal procedures — it is not a job for a shop-vac and a dust mask.
Attic cleanup is a separate service from wildlife exclusion. In most cases, exclusion is done first — confirmed clear — and cleanup follows. Cleaning an attic with an active animal inside is not effective and creates unnecessary risk.

What attic cleanup involves
- Heavily soiled insulation in a concentrated area — visible discolouration, matting, and sometimes visible fecal accumulation
- Strong ammonia or organic odour when the attic hatch is opened, even after the animal has been excluded
- Insulation compressed to a fraction of its original depth along animal travel routes
- Nesting material — leaves, shredded fibres, food debris — mixed through the insulation
- Wood staining on rafters or sheathing from prolonged urine exposure
- Blow-in or batt insulation that has lost its loft and is no longer providing effective thermal resistance
How we handle it
Attic assessment and scope determination
We inspect the attic and document the extent of soiling, the species involved (which determines the PPE and decontamination protocol), the condition of the existing insulation, and any structural concerns. A clear scope of work is established before cleanup begins.
Contaminated material removal
Soiled insulation is removed using commercial vacuum equipment with HEPA filtration, collected in sealed bags, and disposed of properly. We do not leave bags of contaminated insulation in the attic or garage for later disposal.
Decontamination treatment
After removal, the attic surfaces — sheathing, rafters, top plates — are treated with a hospital-grade enzyme cleaner and disinfectant. The treatment addresses both odour and the biological contamination from urine, feces, and nesting debris.
Insulation restoration
New blown-in insulation is installed to restore the attic to its specified R-value for the Ontario climate zone. We use materials appropriate for the existing attic structure.
Raccoon roundworm and safe handling
Baylisascaris procyonis eggs in raccoon feces are not killed by standard disinfectants or freezing. They require incineration or sustained high heat (above 62°C) to destroy. This is why contaminated insulation must be physically removed rather than simply treated in place, and why proper respiratory protection and PPE are required during cleanup. Ontario's guidelines on raccoon roundworm recommend that attic cleanup be done by trained personnel with appropriate protection.
A properly cleaned and re-insulated attic typically recovers to its pre-infestation thermal performance. If wildlife exclusion was done as a separate prior step, the cleanup work is covered by the exclusion warranty — if the animal re-enters through a sealed point and damages the new insulation within the warranty period, that repair is covered.
